Whether you represent a client who is building a condominium tower, starting a new business, or simply looking to renovate or expand a commercial or residential property, you must learn how to interface with the various City Departments, Agencies and Commissions to get your client’s project completed. Experienced practitioners address the purpose, procedures and operations of all of the agencies and authorities that may be involved in the approval process, including the City Planning Commission, Department of Licenses and Inspection, Streets Department, Water Department and Historic Commission. Learn how to obtain City records, zoning maps, licensing and/or violation history for a property. Get practical tips for presenting cases before the Philadelphia Zoning Board of Adjustment, and learn when not to take ‘No’ for an answer.
Specific legal issues discussed include the vested rights doctrine; storm water management and permitting; due diligence regarding Zoning Code violations; zoning district overlays; re-zoning legislation (and alternatives for obtaining zoning approval); encroachments; and areas outside of the Zoning Code of which land use counsel must be aware.
Our faculty also updates you on the work of the Philadelphia Zoning Code Commission to reform and modernize the Zoning Code, and how the new Code will impact development in the City.
